It’s easy - just click on any of the Book Now buttons around the website and start your application. If you need any help or advice or want to book our short-term lets or summer stays, you can speak to the Residents' Team at your chosen property.
Our booking process is quick and easy but it will be helpful to have some information to hand when you start your application – having the name, email and address of your guarantor, a head and shoulders photo of yourself and a bank card to make your advance rent/ holding deposit payment will save you time!
This will depend on where your chosen property is located. A sample version of the relevant agreement will be available to view on our website but let us know if you have any questions.
Of course! We are very proud of our properties and would love to show you around. If you want to bring some friends or family members that’s absolutely fine too – we just ask that you speak to our Residents’ Team in advance so we can make sure we have some rooms available to view. If you find yourself in the area and haven’t had a chance to speak to us you can still pop in, whilst we might not have a room to show you we will still be able to show you around our Residents’ Shared Spaces. We can also offer online video viewings if you don’t live locally so let us know what works for you!
Our room types vary per property but usually range from en-suite rooms to individual studios. Differences in rooms per property may include size, floor, and the number of flatmates you’ll be sharing a kitchen with.
We want you to choose a room you are going to be happy living in and we know everyone has a different wish list – from the floor the room is on to the view and the amenities in the room, our Residents’ Team will be on hand to discuss this with you and help you make the best selection.
Most of our properties require you You’ll be asked to pay an advanced rent / Holding Deposit.This is refundable should you decide to cancel within the cooling off period (please see your properties T&C's for more information). If you provide evidence before the start of the tenancy, we will also refund the payment if you later find your place has been withdrawn or you are not able to obtain a visa to enter the UK. The payment will be credited against the first rent instalment on your account.
Selecting to have a guarantor allows payment of your rent in instalments, or, if you prefer, and are able to make your full years payment upfront, you won’t need a guarantor.
If you do choose to have guarantor, please make sure they understand they are committing to pay the rent if you aren’t able to. For most Fresh properitiesproperties, guarantors do not need to live in the UK but must be over 18 and not live in a property managed by Fresh. This criteria can vary between our properties, so please refer to our booking information for the most up-to date guarantor requirements at your chosen location. Once you have signed the agreement your guarantor will be asked to provide proof of ID and address and sign a copy of the agreement.
Yes! We know that choosing who you live with is really important so our properties with shared apartments offer group booking which can be easily organised by getting in touch with our Residents’ Teams.
Semester lettings are available at selected properties – please contact our friendly Residents’ Teams to chat through your options.
Please get in touch with our Residents’ Team – they are experts on our properties and most have rooms with varying levels of adaptations so our team will be able to help you. If you book online, and tell us you have a medical condition, the booking process will automatically pause so you can speak with us to discuss your requirements.
Please contact the Residents’ Team at your chosen property for more information. At properties where under 18’s are accepted we will ask you to complete a few extra steps during the booking process. This will include nominating a Responsible Adult who will be our point of contact for you and we will recommend monthly meetings with our General Manager once you have moved in but that’s up to you!
We are required to carry out sanction checks on all applicants and guarantors against the UK Sanctions List before a tenancy agreement can be finalised.
If a potential match is identified, we are unable to proceed with the booking and must report the matter to the Office of Financial Sanctions Implementation (OFSI) in line with regulatory requirements. The checks are carried out by a specialist provider on behalf of Fresh and help ensure compliance with UK law.
Once your booking is countersigned, it is legally binding. There are however some situations where you may be able to cancel. Please refer to your chosen properties' Terms and Conditions for details of when and how you can cancel. Our Residents’ Team will be happy to discuss this with you if you have any questions.
Our room descriptions explain whether you will have a standard or small double bed. A small double is the same length as the standard but just a tiny bit narrower. Also known as a 3/4 size bed, small doubles measure approx. 120cm wide x 190cm long. Still plenty of room for a good night's sleep, even if there's two of you sharing.
Our accommodations are close to key universities and colleges across their city. We’ve included the specific distances on each of our property pages, along with local hotspots for leisure and health & wellbeing.
Yes! Amenities vary per property, but shared facilities at our properties can include gyms, social spaces, games rooms, study rooms, roof terraces, and even podcasting studios! For details on what’s included at your property, please visit their individual property page.
We have a thriving social calendar, thanks to our award-winning Be Wellbeing Programme. Our Residents’ Teams put on weekly events for our residents, including pizza nights, quizzes, crafting evenings, book clubs, and so much more!
Yes! As soon as we let you know your agreement has been countersigned you have access to our App which can be downloaded from IoS and the Android store. We will use the app to keep you up to date with all the events being held at the property, important announcements and general news about your property.

We're all grown-ups here so of course occasional overnight guests are allowed. Please don't invite someone to stay for more than three consecutive nights, and always check with your flatmates first that they're ok with extra house guests.
E-scooters and bikes have become a popular way to get around, but due to the fire risks associated with their batteries, not all properties are able to accommodate them. You’ll need to check directly with your chosen property to find out if they are permitted on-site and if any specific storage or charging rules will apply.

Yes, we conduct inspections at least three times during your tenancy. We'll keep an eye on cleanliness and hope not to spot any damage or missing items. After each inspection we will tell you if any charges need to be made to put something right. You will be invoiced immediately for damages and any cleaning charges will be added at the end of the tenancy. The cost of recharges for cleaning, damages and missing items can be found in the Residents’ Handbook.
No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement. It will be your responsibility to check with the local Council if Council Tax will be due if you stay during the holidays.
All our properties are smoke free and this includes all types of E-cigarettes and Vapes. Smoking is not allowed in any private or communal area including bedrooms, bathrooms, kitchens and all internal social spaces. Designated smoking areas can be found outside the building. If you do have an e-cigarette or Vape, please ensure that the charger conforms to British or EU safety standards, or they will be removed during room inspections. All drug use, including the use of Laughing Gas, is prohibited at our properties.
We hope you will love living with us but there may be times when we don’t always get it right. We take all complaints seriously and will try our best to fix any issues the first time. We hope all our residents have a safe, comfortable, and happy experience during their studies. Within our properties, we take safeguarding seriously, and ensure we have a firm process in place to support our residents physical safety and emotional wellbeing. Please refer to our safeguarding policy for further information on our process, and external safeguarding resources.
At Fresh, we believe all our residents want to live in a safe and clean environment where individuals respect each other, their home, and the local community - this includes the appropriate use of social media. Please have a read of our Anti-Social Behaviour Policy which explains our approach to managing any anti-social behaviour that may occur.
A few weeks before the start of your tenancy we will get in contact to ask you to watch our induction video and book a move-in slot. You will need to do this so we can make sure we are expecting you!

Yes! Order bedding, kitchen packs and other uni essentials from our shop.
You need a TV Licence if you watch or record live TV broadcasts on any channel, on any service, or through any device, including streaming services like BBC iPlayer. This also applies to watching live TV on platforms like YouTube, ITVX, or Amazon Prime Video. However, you don't need a TV Licence if you only watch on-demand content or never watch live TV. Student accommodation isn’t usually suitable for pets, which is why we don’t allow them—no matter the shape or size.
All your payment dates are listed in your agreement. It’s really important you understand these payments must be made on time.
Your first rent instalment is due on the 1st of August.
If we haven’t received your first rent instalment payment by the time your tenancy starts. We we won’t be able to let you have your key and your booking may be cancelled so it’s important to make sure you have everything in place especially as you may not receive your student finance or bursary until after these dates.
We recommend using our Residents’ App to make payment – its quick and easy and can be completed in a few clicks.
If you have a UK bank account, you can select Pay by Bank on the App to make the payment directly from your bank account – it’s a super easy and secure way to get your rent paid
If you don’t have access to a smartphone, you can log into our Residents’ Portal on a laptop.
If you will need to make payment by bank transfer, please contact our Residents’ Team at least two weeks before your payment due date for more information. Bank transfers take longer to reach us so any payments made using this method will need to be done in advance.
As part of your contract you have agreed to look after your room and not cause any damage. We know accidents do sometimes happen so a list of possible damage charges are available in our Residents’ Handbook.

Fresh are proud members of the ANUK Code. This means we have signed up to the ANUK Code which ensures best practice across our properties. You will see our membership certificates displayed in our properties and if you have any questions about ANUK and what it means for you please speak with our Residents' Team.
Fresh are also proud members of Propertymark which is a regulatory body for letting and managing agents in the UK. It provides a Code of Practice for its members which Fresh follow. This provides peace of mind and reassurance that you can trust Fresh to look after you at every step of your tenancy.
Fresh are members of the Property Redress Scheme which is a consumer redress (ombudsman) scheme for Property Agents and Professionals. Our membership number is PRS013082. If you do not feel we have dealt with your complaint, you may be able to raise this with the PRS.
