You can move in once we have received your completed application and all necessary checks have been carried out, including right to rent, referencing, and sanctions checks.
We offer studio apartments throughout the year and move-ins can take place 7 days a week, subject to availability.
Yes! Our apartments come fully furnished and have white goods built in (including a fridge/freezer, combi oven and hob).
At The Gorge, we are a car-free building; however, we benefit from excellent transport links in and around the city, with the main bus stop located less than 500 metres away.
The Gorge boasts extensive amenity spaces including:

Utility bills are included in the rent subject to fair usage. Utility bills include your heating, hot water and electricity. Wi-Fi is also included in your monthly rent payment.
Where applicable, residents are responsible for paying their own:
- Council tax directly to Exeter City Council. Some residents are exempt from paying council tax or may be eligible for single person discounts. Residents should contact Exeter City Council directly to find out more.
- TV Licence to TV licencing.
- Your private apartment

Yes, we have plenty of bike storage in the courtyard and to the side of the property.
Unfortunately, we do not have additional storage space on-site; however, we can provide contact details for local storage companies.
No. We are unable to store electric bikes and E-Scooters in the building due to fire safety.

No. You cannot smoke or vape in the apartment or anywhere in the building including the communal spaces. There is a designated smoking/vaping area in the courtyard.
We require your proof of right to rent in England. More information on this can be found here. Along with a copy of your photo ID.
Once you have passed our reference checks, you will be required to pay a holding fee equivalent to one week’s rent, which will be deducted from your first rental payment.
You can then choose between paying a traditional deposit or opting for a one-off, non-refundable check-in fee through our partner, Flatfair. Don’t worry, we will provide all the information you need to help you decide. Please see our FAQs for further details.
Once this has been arranged and payment has been made, you will receive your Tenancy Agreement to sign. Your first rent instalment will then be due 7 days before the start of your tenancy, after which you’ll be ready to move in.
Yes. We will hold regular events for residents as part of our Belong Residents Club and welcome suggestions on how we can make your experience even better.
Do you earn 2.5x the annual rent value? For example, if your monthly rent is £1,000 you'll need to earn at least £30,000 per year before tax. If you don't earn enough then you may be able to rent using a guarantor.
Your Guarantor must -
Earn a minimum of 3x the annual rent, before tax and be a UK homeowner.
We also work with Flatfair, who offer a tenant guarantor service. Please ask us for more information if this is of interest.
Once you have completed your reference checks and have chosen your deposit option, you’ll be able to coordinate with our Residents’ team for your chosen move-in date.
