Booking couldn't be easier

Finding your next home should feel simple, and with us, it is.

Once you’ve submitted your application and completed our quick pre-qualification questions, we’ll take care of the rest for you including referencing, sanction, and Right to Rent checks. Here's some basic information to help you understand the application process. 

Don't have a guarantor?

We offer a simple alternative through Flatfair Guarantor, removing the need for a traditional guarantor, If approved, a one-off fee (from three week's rent) covers your tenancy for up to three year's.

This option comes with no annual fees and covers rent only, helping you move in faster while working alongside the Flatfair No Deposit.

It's Ideal for international tenant's, students without a UK guarantor, or anyone with limited credit history.

If your application is successful we’ll take a holding deposit equal to one week’s rent. This secures your chosen home while we get everything ready for you to move in.

Flexible deposit options, designed around you

After passing the checks, you can choose the option that suits you best:

- A traditional refundable deposit, or
- A one-off, non-refundable check-in fee payment through our partner Flatfair 

We’ll guide you through both options so you can decide with confidence.

Once your deposit (or Flatfair option), is paid, your tenancy agreement will be ready to sign. Your first rent payment will then be due once the agreement is countersigned - then all that’s left to do is get ready to move in.

Before starting your application, we recommend taking a look at our Booking Terms and Conditions, Here's our sample Tenancy Agreement which you will be asked to sign if you choose Flatfair's No Deposit check-in fee.  If you opt to provide a traditional deposit your agreement will be slightly different.  Please ask our Resident's Team if you'd like to view a sample of this. Please also look at our Fee Schedule for details of charges that may apply during your tenancy.

A quick note: All studio apartments at The Gorge fall under Council Tax Band A.
