Pre-Operational Advisory 

From planning advice to design stage customer-led insights, whatever stage of development you are at, we can add real value. We understand what Residents need, expect and desire within their living space and we know that this is ever evolving and can differ from location to location.

With our operational experience we are perfectly positioned to work alongside your design team to ensure the right property is created for both Residents and the Investor. We provide expert insight and advice based on our experience and real time, anonymised data from our properties to help shape your strategy. We have advised on over 500 appraisals and bids, from providing indicative budgets to competitor analysis, income projections, rent recommendations and management strategies to aid planning approval, design reviews and service procurement.





Property Management

Let us look after the day to day intricacies of managing a property. We cover everything including:

End to End Tenancy Management

From taking bookings, managing deposits, collection of rent, online check in, inventory and maintenance reporting, and of course providing exceptional customer service, we’ve got it covered. We also provide Clients with detailed monthly reports against a variety of KPIs, including lettings, arrears and health & safety, so you can keep be fully in the loop of your assets’ performance.

Recruitment & Retention of Staff

Our experienced managers, alongside dedicated recruitment, HR and training teams will find, train and support the very best staff to manage service delivery and provide exceptional customer service to Residents.

Financial Management

We value your trust and respect your investments as if they were our own. Our teams and systems will monitor, analyse and control the financial reporting throughout your relationship with us. We pride ourselves on delivering accurate and reliable information that gives clear visibility on the performance of your investment. Timely and detailed monthly reporting is provided that includes P&L, balance sheet and cash flow along with the commentary of performance against latest forecasts. A comprehensive annual budget is prepared and agreed with Clients, then updated on a quarterly basis with the latest assumptions.

Facilities Management

We protect the value of your asset by providing and implementing a detailed planned maintenance programme to meet statutory requirements, extend the life of equipment and minimise failures to reduce the impact on Residents’ enjoyment. Our skilled Property Team oversee the asset management strategy as well as supporting the local Residents’ Team to maintain the building efficiently. We utilise our scale as leverage over our supply chain allowing us to control costs, drive efficiencies, quality and reliability and through our supplier/contractor on-boarding process we carry out due diligence and ensure they have the appropriate skill and capacity to deliver our requirements.

Health and Safety and Compliance Assurance

A systematic approach is used to manage health and safety. Staff are provided with the support and training to understand control measures associated with their work and asset management. Health and Safety performance is measured, checks are in place to ensure the controls are working and standards are being implemented. We use an external Auditor to inspect and report on our H&S controls at each property. Our procedures and practises throughout the Covid-19 pandemic have been audited by the British Safety Council and we have been awarded the COVID-Secure status.

Our Marketing Team are experts in all Residential for Rent asset classes, our brand resonates and appeals to Residents at all stages of their life journey and we use our extensive Resident insight to create engaging, focussed and cost-effective Marketing campaigns which fill properties quicker.

Combing strategic direction and operational Marketing management with specialist support, we have a robust team to drive our Marketing strategy and deliver campaigns across the UK and Ireland. We work with a number of award winning agencies as an extension of the team, each specialising in their individual field, from Media Planning to Digital Marketing, SEO and Creative, so we can tap into external talent to add that extra sparkle to our strategy.

Typically, our fees for Pre-Operational Advisory Services and Mobilisation & Marketing Services are fixed dependent on the size and type of the property and the level of service agreed. Our fees for Operational and Financial Management Services are typically fixed or on a variable basis directly linked to a % of the financial performance of the property being managed (subject to a minimum fee), the exact fixed fee, % and minimum fee will depend on the size and type of the property, the level of service agreed and also the anticipated income to be generated. In all cases, the agreed fees and calculation thereof will be agreed with you and set-out in detail in a property specific management agreement between us. 

Where on-site staff are required at a property, we will pass through the associated employment costs we incur in respect of those staff, such costs are charged as per a budget agreed in line with the management agreement between us.
