What is build to rent?
Build-to-rent, or BTR properties, are designed for renters who want a long-term rental solution that provides excellent amenities and services without the commitment of buying a property. BTR properties offer interior designed living spaces, with a range of convenient and lifestyle amenities and services.
How can I book a Fresh home?
- You’re welcome to view any property you have your eye on with no oligation, and, when you’re ready to book, how-to guides are provided by the team to explain each step of the booking process.
- Conveniently, you can complete the majority of your booking online, and once your booking is complete you will receive access to a resident app so you can see all your details in one place on your account and make easy payments.
How does a reference check work?
Before renting a property, a reference check is done to ensure affordability, background history and the Right to Rent. During your application process, you will be asked to provide information such as:
- Proof of identification
- Your employer’s details
- Your current and past address
- Recent payslips or trading accounts if you are self-employed
- There may be additional sanction checks within the process, but not always.
Will I pass a reference check?
Before the referencing process is started, you will typically be asked a few questions. Answering no to these questions means you are unlikely to be moved on to a reference check:
- Do you have a clear credit file?
- Are you solvent?
- Do you have the Right to Rent in the UK?
How do I know if I need a guarantor?
You may need a guarantor if you don’t earn at least 2.5 x the annual rent value of your chosen property. For example, if your monthly rent is £700, you must earn at least £21,000 per year before tax. If not, a guarantor may be able to help you.
Who can be a guarantor?
To be a guarantor, you must:
- Be a UK homeowner
- Have a UK bank account
- Earn a minimum of 3x the cost of the property you want to rent
- Agree to be a guarantor and have a reference check
- Sign a Deed of Guarantee
