Fresh gains further recognition for its leading student living offer

We are delighted to announce that we have been shortlisted as a finalist for a number of award categories at the GSL Awards following completion of the Spring Wave of the GSL Index survey, which ran from 2nd to the 31st March 2026. This recognition reflects Fresh’s unwavering commitment to delivering exceptional student living for our residents and dedication to inclusivity, quality, and value.

Following the most recent GSL Index survey, Fresh has been named a finalist for the following award categories:

  • Best Individual Property – The Gate, Sheffield
  • Best Private Housing
  • Best Customer Service
  • Best Student Wellbeing
  • Best Learning Environment – Gulson Gardens, Coventry

These shortlists were determined by the ratings submitted by residents within the Spring Wave of the GSL Index survey and, as such, reflect real student opinions and experiences about Fresh’s properties, including the quality of the properties, the value Fresh offer and Fresh’s approach to building positive learning environments that also support resident wellbeing. Notably, the inclusion of The Gate, in Sheffield, on the shortlist for Best Individual Property follows the category previously being won by The Waterways in Nottingham, in 2025.

The winners will be announced at a ceremony in London following the GSL Investor Summit and Live event on 14 October 2026. Fresh’s recognition at the 2026 GSL Awards follows its long track record of awards success. Most recently, Fresh was accredited as a Platinum certified operator within the GSL Index survey, with a record number of residents taking the time to participate.

It’s been a standout year for Fresh, with our latest Global Student Living Index (GSLI) results marking a major milestone in resident satisfaction. Across all of our student accommodation properties in the UK and the Republic of Ireland, we’ve achieved our highest-ever Net Promoter Score of +38, well above the sector averages of +25 for private halls and +14 for university halls. This exceptional score has earned us Platinum certification, the highest recognition awarded by GSLI.

 

A record number of residents had their say

This year, we also saw our strongest participation rate to date, with 35.11% of residents completing the survey. That’s not just a number, it’s a sign of growing engagement and a willingness from our residents to share their experiences. And the feedback was overwhelmingly positive: 72% of respondents rated their likelihood to recommend Fresh as 8 out of 10 or higher.

 

Wellbeing support that makes a measurable difference

One of the most encouraging insights from the results is the lower level of common student challenges reported by Fresh residents compared to industry benchmarks. This reflects the real impact of our Be Wellbeing Programme, which supports our students through everything from homesickness to exam stress, while helping them build meaningful connections with their Residents’ Teams and wider community.

 

Strong scores across the board

Across the survey’s core metrics, we improved in nine out of ten categories, while maintaining a solid 72% rating for value for money. When it comes to overall satisfaction, 52% of our residents rated their accommodation as ‘Very Good’, significantly higher than the 44% average for private halls and 35% for university halls. Another 35% rated their experience as ‘Good’.

 

These results follow our recognition at the 2025 GSLI Awards and highlight a long-term upward trend in our resident satisfaction, evidenced by a sustained year-on-year increase in our performance. Our NPS score has risen steadily from +11 pre‑Covid to +32 postlockdown, culminating in this year’s record +38.

The partners behind the student-living scheme in Leith, Edinburgh – independent living-led developer HUB, specialist sustainable investor Bridges Fund Management (“Bridges”) and equity investor Housing Growth Partnership (HGP) – are delighted to announce that Fresh has been chosen to operate the scheme. This follows the news of the partners securing a £79m development loan from BGO last year. Formerly ‘Shore Station’, the site is to be now known as Mantle Yard.

 

Fresh, which has been appointed to mobilise, market, lease and operate the 604-bed scheme, has fifteen years of experience in third-party management, with over 20,000 units across a range of rental living tenures currently within its remit across 27 cities and towns. Fresh currently operates over 60 student-living schemes, including one in central Edinburgh.

 

Mantle Yard, designed by Edinburgh-based Michael Laird Architects, is a former gasworks and naval yard being transformed into the largest single-site student living scheme in the Scottish capital. The site’s heritage and role it played in lighting up Edinburgh when it was a gasworks inspired the name Mantle Yard; a mantle is an element of gas lights that were used across the city.

 

Mantle Yard is campus-style student living with six buildings around a landscaped central square and courtyard gardens, within walking distance of The Shore, in the heart of the sought-after Leith neighbourhood. Shared internal amenity spaces include study rooms, library, lounge, TV room, kitchen, gym and yoga spaces, with abundant cycle storage prioritising wellbeing and collaboration.

 

With construction well underway, led by McAleer & Rushe, completion is targeted ahead of the 2027/28 academic year.

Recent appointment by LDS Devco Limited further expands Fresh’s presence in the city

 

Fresh, a leading UK specialist third-party manager of residential for rent homes, is pleased to announce that it has been appointed by LDS Devco Limited to mobilise, market and manage Biscuit Factory on Donegall Street in Belfast, a new purpose-built student accommodation development (“PBSA”) in the city. Biscuit Factory will further expand Ulster University’s student village, south of the campus.

 

This latest appointment further strengthens Fresh’s position in Belfast, where it continues to grow its presence. Currently, Fresh manages two other properties across the city. This latest appointment is Fresh’s first under a new partnership with LDS Devco Limited.

 

Biscuit Factory, which will open in time for the 2026/2027 academic year, will offer 724 student beds in a mixture of studios and four, five, and six-bed ensuite flats. The scheme is centrally located at the site of the old Marsh & Co’s biscuit factory in the heart of the city, just a three-minute walk from Ulster University and only 35 minutes on foot from Queens University Belfast.

 

Alongside its property management services, LDS Devco Limited also engaged Fresh’s brand advisory team, who designed the Biscuit Factory’s branding ahead of its launch in time for the upcoming academic year. The team ensured the scheme’s new brand design captures the history and heritage of the site in a modern and contemporary way.

 

Biscuit Factory will have excellent amenities for its residents to enjoy, including a reception and welcome area, gym, cinema room, group study room, courtyard, private dining, games room, communal lounge, laundry and bike storage.

New partnership with Urban Centric builds on Fresh’s existing co-living offer
 

We are pleased to announce we have been appointed by Urban Centric to mobilise and market Fitz & Knox, a new co-living development in Cardiff city centre that will deliver homes for the next generation of people looking for rental properties in the city.
 

The property, which is the first co-living scheme in Wales, is a conversion of a previous office block known as Knox Court, and represents a bold reimagining of urban living in the Welsh capital. The property reflects the growing nationwide demand for flexible, community-focused city living, and is part of a wider trend towards lifestyle-led rental options in key UK cities.
 

Located within close proximity to Queen Street Station in Cardiff city centre, Fitz & Knox will offer 208 studio apartments. Fresh’s appointment by Glenmore Group & Maven Capital Partners marks further strategic expansion of its presence in Scotland

Fresh, a leading UK specialist third-party manager of residential for rent homes, is pleased to announce that Glenmore Group & Maven Capital Partners have appointed Fresh to take over the management of their joint PBSA property, Stanley Studios, in Dundee, Scotland. The property is Fresh’s first in Dundee and further expands its presence in Scotland.
 

Stanley Studios is located in Dundee city centre and comprises 152 studio apartments. The winners will be announced at a ceremony in London following the GSL Live event in October 2025. Fresh appointed by Round Hill Capital to manage their Irish PBSA portfolio

Fresh, a leading UK specialist third-party manager of residential for rent homes, is pleased to announce that it has been appointed by Round Hill Capital to take over the operational management and marketing of its Irish PBSA Portfolio.

In an important milestone for Fresh, this appointment marks the first time the business has worked with Round Hill Capital, a leading global specialist real estate investor, developer and manager. The partnership will help to expand Fresh’s presence in Ireland. Since the contract was awarded, Fresh has successfully onboarded 1,343 student beds per April 1st across four Irish Assets in the cities of Cork and Dublin:
 

· Broga House, located in the centre of Cork, provides excellent access to University College Cork, with residents able to take advantage of its brainstorming room, games room and TV lounge.

· Ardee Point in Dublin, situated in Newmarket within the Liberties area of the city, is conveniently located for all of the main universities, with amenities including a gym, group study room, TV lounge, cinema and chill-out zone.

· Curraheen Point in Cork has a mix of studios and en-suite rooms, with residents benefiting from a group study room, common kitchen and TV lounge.

· Ashlin House, also in Cork, offers amenities including a gym, games room and cinema, as well as a communal kitchen, TV lounge, study room and TULU smart lockers.
 

Residents will also benefit from Fresh’s award-winning ‘Be Wellbeing’ programme, whose dedicated site teams aim to create a sense of belonging and community for all its residents through its four pillars: be active, be connected, be social and be supported. Community engagement and activities are encouraged through the Be calendar of events and a resource hub is available to support residents with both their mental health and well-being. Fresh’s Be Wellbeing programme was recognised at the 2024 Property Week Inspiring Women in Property (IWiP) Awards, winning the “Best Health and Wellbeing Initiative of the Year” award.
